House Plans Sample Set

If you so desirer our house plans can be modified to better suit your needs. Our plans are all drawn with CAD software and/or Building Information Modeling (BIM) software which significantly increase the feasibility of any type of plan modifications.

You may opt to have us modify a plan or hire a local company to make such modifications. Cost can and will play a key factor in your decision to have us or a local company to make any modifications. If you choose to have another firm do your changes you will want to purchase the CAD Files for your plan. The CAD files will cut the cost of another firm having to make the changes, down significantly. On the other hand you can save the cost of the CAD files by having PD&D do the modifications for you.

Please, keep in mind that PD&D retains all copyrights to plans, even if modified or any derivative works there-of. Furthermore, you are licensed to construct only one residence from plans, regardless of any modifications being made.

Due to the sometimes complex nature of plan modifications, we are unable to give accurate quotes over the phone. Please, submit all modification requests as outlined below to us by e-mail. We will then provide you with a written estimate of any modification costs.

Please type a list of systematic series of changes.

Such as:

1.) Stretch Bedroom #2 over 18" to the right making it 14'-6” wide instead of 13'-0” wide.
2. Move the dishwasher to the other side of the kitchen sink.
3. Etc....

On your print out or study plan set show the change on the paper in red ink along with the number of the line item change, draw a circle around the change, and use arrows as needed pointing to the change indicating any other pertinent information about the desired change. Feel free to telephone us if you are not quite sure that what you want to do can be done.

Some of the most common modifications include changes to garage door orientation, window & door placements, exterior style/material changes, adding or decreasing square footage, etc...

Once you have completed the list of changes you desire and finished showing the changes on a paper copy of the plan, email it or mail it to our offices. If you are within driving distance, or wanting to go on a road trip, feel free to contact our office for a personal visit. Personal visits are very beneficial because together we can brainstorm the plan and maybe come up with many different options.

After we receive the above listed information and items from you we will email you with an invoice of the cost to make the indicated changes.  Sometimes we may call you to discuss some of the changes for clarification purposes and/or to possibly discuss some different options that you might not have notice. PD&D’s designers are professionals and often we may see things our customers might have over looked.

All plan modifications are billed at our hourly rate of $75.00. You will need to provide credit card or debit card information to us once you have decided to have us make your changes. As for time involved to make changes, it varies. Some simple changes could be as short as 4 hours and/or major changes could take 30 hours or more. The time all depends on how complicated the plan is and the complications of the revisions. These fees are in addition to the plan cost, any applicable taxes, and shipping fees.
