How many sets should you order?

 

We offer our plans in many different set packages for your convenience. Below is an explanation of each house plan set package we offer.

 

Study Plans – This set which includes the floor plans, exterior elevations and a roof plan are the most economical way to review a house plan before purchasing the full set. Our study plans are basically a detailed copy of a plan in a PDF format set up to be printed on 24” x 36” paper. These plans do not show all the construction dimensions and notes. The study plans do show the room names and room dimensions very similar to our PDF flyers available on each house plans web page. We can print these sheets for you for a fee of $6.00 + Texas sales tax per sheet plus $8.00 for shipping (the entire Study Plan set). These prices are good only in the Continental U.S.

 

Also keep in mind our Study Plans are for your personal and/or builders review and not to be reproduced or redrawn for construction purposes. These drawings are stamped with the text “NOT FOR CONSTRUCTION” on each sheet. Reproduced or redrawn copies of these plans is infringement of the Architectural Works Protection Act, a Federal Law, please refer to “Copyright” for more information on this.

 

1-Set Package - This is one complete set of the actual construction drawings. This is a lower cost option and a great way to research the home of your interest. You may have copies made of this set locally within Copyright laws. Additional sets may be added to this order if required.

 

6-Set Construction Package - This is our standard construction package recommended for bidding and/or construction. Additional sets may be added to this order if required.

 

Reproducible Set Package - This set is printed on 100% rage vellum and will allow you to make minor modifications to the plans or make more copies if you need them, without having to reorder from PD&D.

 

PDF Package – This package is great if you prefer to print the drawings yourself or in your local. This package can be distributed to your subs for bidding and/or construction and they can print their own sheets as needed for the project. Of course all “Copyright” laws apply.

 

CAD Files Package - This package is recommended if you plan on having our plans modified by other designers or draftsmen. It is also recommended for use by engineers and other building professionals. Files will be saved in a DWG format. Included is also a full set in PDF. Please, make sure this format is suitable for your use prior to ordering.

 

Re-Use License - Clients who have already purchased plans from us and wish to construct that same home multiple times we offer a discounted license. You will receive a letter licensing you to construct additional home(s). You will not receive any plans with this order.

 

Additional Sets - Additional sets are available for purchase along with any of our plan packages. Additional sets are also available for purchase at a later time however an additional $100 reorder fee will apply.

Architects or Engineers Seals:

 

Our plans are shipped without any architectural or engineers seals or stamps. If your building department requires one, they will only accept a stamp from a professional architect or engineer licensed in the state where you plan to build. In this case, you will need to take your house plans to a local engineer or architect for review and stamping, most charge a nominal fee for this service. Some states require that the plans used to construct a home in the state must be drawn by a licensed architect in that state.

 

If you are unsure what your city, county, or states requirements are we suggest you consult with your cities building or permits department about their requirements to submit for and obtain a building permit.

Building Codes:

 

All of our plans conform to the IBC (International Building Code) version at the time that particular plan was produced. Since codes change over time and some of our plans are older and also depending on where you are planning to build, you may need to modify our plans to comply with local building requirements (snow loads, energy codes, seismic zones, etc.). We strongly recommend that you consult a local licensed architect or engineer and speak with a building official prior to applying for a building permit or construction.

Foundations:

 

Most of our house plans come with our standard monolithic slab on grade type foundation plan. In some cases the plan may have a basement, those plans will include the Basement Plan, our typical basement plan construction details, and floor framing plans.

 

Even though we provide a foundation and/or basement plan you will most likely HAVE to get a structural engineer to prepare or make any needed modifications to these plans per your geographical location, building codes used there, preferred construction techniques, materials and most importantly soil type where your home is to be built.

 

Not only is it usually required in many locations in the U.S., we at PD&D strongly encourage you to have your foundation and/or basement plan prepared or reviewed and sealed by a local structural engineer. The foundation of a home is the most important part and the cost of a structural engineer to prepare these plans for you, ranging from a few hundred dollars to a few thousand dollars, is much cheaper than having the foundation fail.

 

Our foundation plans and/or basement plans are usually ok for some of the soil types in some parts of Texas. Our standard monolithic slab on grade type foundation plan is constructed as follows:

 

- Monolithic slab 5” thick @ 3,500 psi

- #3 rebar’s at 12" on center in both directions, centered in slab on chairs

- Perimeter beams are 12” to 16"x30" with (6)-#5 bars 3 top and 3 bottom with #3 bar stirrups at 16” on center.

- Interior beams are 16"x30" with (6)-#5 bars 3 top and 3 bottom with #3 bar stirrups at 16” on center, spaced no more than 12' apart.

- 6” minimum of sand and clay mix cushion fill and a 6 mil poly vapor barrier beneath the entire area of the slab
